Jim Haliburton began buying property in 1992 initially letting them to students, organising or doing the work on the property himself. The tenants/students all came from the College where Jim worked as a lecturer.
In July 2003 Jim left his job as a College Lecturer and decided to invest in property full time. At that point he set himself a target to purchase a further 50 properties before the buy-to-let boom finished. In the end it took him 18 months and in those days lenders were keen to lend and, although it is harder now to get finance, there seems no end to the interest in buy-to-let.

I learnt a lot – I learnt how to do it, how not to do it and how Jim does it which is a mixture of the two. All of this is recounted in his two inch thick ring binder of notes entitled ‘A Guide to becoming a multimillionaire HMO Landlord’ (A guide written by an experienced HMO Landlord with more than 100 HMOs showing how he started and runs his HMO business for (better or for worse) that he gave us as a bonus. Lunch was free and accommodation was free so you get to experience what its like to be a tenant in his property for a night. This course is well worth the money! The ring binder alone goes into SO MUCH DETAIL of how to do everything from The Design of an HMO, Construction Methods, Sources of Materials, Costings, Fire Safety, Heating Systems, Tenants & The Eviction of Its amazing to see how much can be achieved by one person – The sheer mass of his portfolio, tenants and staff. This man buys in volume!
In summary it was an experience and an education and I recommend it to anyone who wants to develop HMO as a strategy and who wants to feel what its really like to be an experienced landlord.
