MY MY MY what a weekend that was. Two days of Jim Haliburton in Walsall Darlston.  This man looks after 600 tenants and he’s got a lot of everything to show for it.

I learnt a lot – I learnt how to do it, how not to do it and how Jim does it which is a mixture of the two. All of this is recounted in his two inch thick ring binder of notes entitled ‘A Guide to becoming a multimillionaire HMO Landlord’ (A guide written by an experienced HMO Landlord with more than 100 HMOs showing how he started and runs his HMO business for (better or for worse) that he gave us as a bonus.  Lunch was free and accommodation was free so you get to experience what its like to be a tenant in his property for a night. This course is well worth the money!  The ring binder alone goes into SO MUCH DETAIL of how to do everything from The Design of an HMO, Construction Methods, Sources of Materials, Costings, Fire Safety, Heating Systems, Tenants & The Eviction of Its amazing to see how much can be achieved by one person – The sheer mass of his portfolio, tenants and staff. This man buys in volume!    In summary it was an experience and an education and I recommend it to anyone who wants to develop HMO as a strategy and who wants to feel what its really like to be an experienced landlord

They cover the entire process in detail, offering helpful tips on vetting tenants through to insurance and planning law considerations. You can talk to the people actually doing the conversion and those managing them. The benefit of years of experience can be gained in days. De-mystified the court process.
